What is virtual staging and what does it cost?

September 11, 2026 · 5 min read · Pixaris

Direct answer: virtual staging digitally furnishes photos of empty properties, with human review. Pixaris has no current public virtual staging tariff in its base catalogue. Image or before-and-after video enquiries require a feasibility, scope and price assessment. Product packshot pricing does not automatically apply.

What is virtual staging and how does it work?

Virtual staging takes photos of an empty property and digitally adds furniture, lighting and decor with AI — without moving a single physical object. The result: listing photos that show buyers what the space can become, at a fraction of the cost and time of renting real furniture. The process has three steps:

  • 1. You send the photos. Smartphone shots of the empty rooms are enough — the better the light and angles, the better the result.
  • 2. We define the style. Modern, Scandinavian, luxury, family-friendly — the target buyer defines the furnishing direction.
  • 3. AI generation and human review. Review should check perspective, proportions and visual consistency without concealing actual property defects.

When virtual staging works best

  • Luxury real estate. Virtual furnishing can present a decorating concept; it does not establish a higher property value.
  • Empty apartments. Furnishing can help buyers understand one possible use of the space; it does not guarantee enquiries.
  • Off-plan projects. There is no physical property to stage yet. Virtual staging shows the finished result from renders or construction-site photos.

Advantages vs. physical staging

Physical staging involves furniture, transport and setup. The €2,000–5,000 historical comparison is illustrative, not a verified current market range or a Pixaris price. Virtual staging avoids physical installation, but cost, timing and commercial impact depend on the project; it does not guarantee enquiries or a faster sale.

Honest limitations

Virtual staging is not a universal substitute. Buyers viewing the property in person will see empty rooms, so the listing must set expectations correctly — which is why we recommend always labeling virtually staged photos. It also cannot fix structural problems: bad light, damage or awkward layouts need real renovation, not digital furniture. And for occupied homes where the owner already lives, decluttering and traditional photography often make more sense.

Frequently asked questions

How much does virtual staging cost?

Pixaris has no current public virtual staging tariff. Images, videos and scene changes are assessed individually; the quote depends on room count, source photos and the level of editing.

Does virtual staging mislead buyers?

No, as long as it is disclosed. Best practice is to label virtually staged photos in the listing. The walls, windows and dimensions of the real space stay unchanged — only the furnishing is digital.

How long does it take?

Timing is agreed after reviewing the photos, number of rooms, format and revisions.
